Thanks everyone for your support and kind words, I really appreciate it. Ill try to answer everyone who asked a question. Apologize if its a long post.

Ethan Hamilton Being a real estate agent helped me get access into that first house, which the neighbors saw me walking around in and that pretty much got the ball rolling. No hoops to jump through. I was straightforward and honest with her. Told her I wanted to buy her house to fix it up and flip it. Explained I am a real estate agent but had no interest in doing that with her home.

Terence Haney Not that it was a challenge but staying persistent/borderline bothering seller to get an update. Its uncomfortable to do but by staying with her constantly, it got her into the mode of realistically selling her house to me over the course of the 2 weeks she got to know me.

Silvestre Madrid Yes. My comps were right on, mentor double checked them with me before he went through with the purchase but b/c I am agent, it allowed me to quickly how to do comps in my target areas.

Jenkins Ramon Starting campaign to absentee owners. 2k PC a mo for 6mo. Hoping to get a few leads from that and build on my first deal.

Ned Carey very true. Never would have expected that result, we actually had the other home under contract at one point, but fell through. Thanks for comment.

Took me 2 1/2 months from when I began as a real estate investor and I just was able to cash my first check (10k). Without BP and this forum I would never of been able to do it.

Got the house when I was out looking at a REO across the street and noticed it was vacant. Neighbors saw me out walking around the yard, we got to talking and next thing you know I am introduced to the neighborhood watch guy who knows the owner of the vacant house across from the REO. I knocked on her door, made her a cash offer with a contract presented and 2 weeks later, with a little persistence a deal was made and closed!

As for the deal. ARV 270-275k. Got it for 150k. Going to put 45k into it, will take 6 weeks to rehab( house was in decent shape) and my mentor will pocket a projected 40k. Bc I have my real estate license I will also will be the listing agent and will get some money on the backend as well around 5k.

I'm now reinvesting my money into a direct mail campaign and hoping I can get the pipeline going so I can start doing my own flips, after I learn the ropes from my mentor on this one. Hope everyone who read this enjoyed it, looking forward to post more in the future!

Thanks everyone. Support has been great. So far I've made about 7 offers off the mls, no luck so far. Gonna keep at it. Starting my direct mail campaign this week and also knocking on doors. Hopefully I'll have good news to report shortly

Lynn M. it definitely is a good time to start. with websites like biggerpockets and friendly people, it makes getting into this kind of thing less stressful than it could be.

Hey guys,

New member here from Virginia Beach,VA. Been reading BP for about 5 months now and I am beginning to get my feet wet in real estate investing. I am 24 years old, graduated college from Penn St but found real estate is my real passion. I am going to be doing Rehab/Flip deals with a mentors assistance(got that idea from here) and I am also a licensed real estate agent.

I am really excited to keep reading up on info from BP, the people and articles have been such a great help. If anyone from the area wants to connect or anyone else in the country, I am always happy to talk.
