Yes, I do plan to fix and flip and put  down my own money. But I also wanted  to know about  my other options as well.

Pre-approval letter from the bank or other lenders? Is there a certain bank or place for that? Is there  a place that has a lot of options? How long does it take to get approved. I want to buy property and fix it up and resell  it. Do I have to live in it first, if I get a loan from  a bank?

I don't know how soon I should look for property  to buy, especially  since I won't have the money to put down until 5  months from now. Should I apply for the loan or wait till I have the money to put down, to buy the property? How long does the process take? Where should I go to apply  for the loan?

Will my part-time retail job effect me receivin a rental loan from a bank? I have pretty good credit  640-648. And putting the 20% down won't be a problem either. But I would prefer to buy a property without having to live in it first?
