Not sure how to write the letter but I heard on a Podcast it’s always good to have options for the person to go like finding them another place with close to same rent and u pay deposit and maybe first month. Not just put them in Street.

Multi Unit 139,000. 2 doors 4 beds and 2 bathroom. 635.00 a month on each. Owner pays for trash. Least goes for 9 mo. One side is empty heyyyyy. That’s for me to move in. 

I feel I should offer 119.00 I feel tenants should pay for their own trash or I go up on rent to accommodate but I don’t know if I have to honor his Least instead of my own.

I'm not good with the math part. Pictures look like it needs some updates. I was thinking FHA. I don't have a lot of personal money about 7,000.00 if anyone can help with the math. I look at it at 6:30pm today.

Hi all I purchased a home from a tax sale and started the remodeling using my own money but ran out. It still needs about 30,000 to finish. No holding cost on the house besides taxes. I’ve been told to sale as is and call it a day. This is my first deal. Any ideas for me. I’m broke no money and most hard money lenders wants a % down. Any ideas. I think I will be crushed if I didn’t finish the deal.
