Has anyone marketed to homeowners with adjustable rate mortgages that are adjusting soon? Not a wholesaler just trying to find a couple deals for myself. 

No. Just check on your homeowners insurance.

Garage floor has horrible dog pea smell. Does anyone have experience getting smell out of concrete slab?

Do both. You can get a duplex, triplex, or 4plex with an FHA. Live in one unit rent out the others. "House hack"
We finished our rehab in Murfreesboro mid March. Listed it for rent. Had a ton of inquiries. Leased it to the first showing with the lease starting April 1st. This is a 4/3 completely renovated with a really nice attic conversion that has a bonus room and Master bedroom with 1 of the three baths. One year lease @ 1500 a month. Which judging by the response may be a little low.

Waverly, I am getting the addresses for auctions that are about a month or more out. Taking that address to the county property tax website. There I can get the owners name, mailing address, and assessed value. Keep trying and let me know how it goes.

In my area all the courthouse steps auctions are listed on Auction.com. Having attended a couple of the auctions I see that almost none come up for actual live auction. Has anyone tried contacting the owners of these properties before the auction date to offer them a fast cash sale?
