Hi All,
I'm interested in purchasing a multi - unit property California. The listing agent has warned me that if I purchase this property I will need to evict the tenants. There are two sets of tenants who have lived there for 1+ years.
I've asked around and am getting a few mixed answers so I thought I would ask the pros! What is the eviction process and how long does it take? What is the fastest/legal route to take to get them out?

I am interested in purchasing a property but the owner pays for water so this could be a deal breaker because could loose money if I am paying water every other month. Does anyone know how sub-meter works if the property is currently occupied with tenants(are there laws against that)? Can anyone recommend a sub-metering company? I think in one of the podcasts @brandonatbp discovered he could sub-meter his water - - does anyone recall which podcast number this was?

I live in Los Angeles and am interested in investing in rental property in Inland Empire. Is there any type of paperwork required (i.e. registering my business license in the Inland Empire since it's a different county) in order to start collecting rental income?
Any advice you can share for new landlords would be great! Thanks in advance.
