How it is possible to check the collateral values?

Does the seller is obligated to disclose all the other debts on the property, e.g. lines of credit, second lien and etc.?

Does someone know how this transaction usually works?

Is there an asking price?

Can I cherry pick the properties?

How much to offer on the dollar?

How long it can take to close?

Does the trustee usually require cash only?

The agent says that the trustee will insure the title, is it safe or should I require my own title and the agent may agree?

Each performing note is selling for 80% of the value.

Each non performing note is sold for 20% of the value.

Are these typical values?

What should be checked?

Will the first lien holder be flexible in taking much lower price due to the second lien holder  trying to foreclose?
