Henry thank you so much for taking the time to offer your advice. I wonder if I am even asking the question correctly or did most people see this and just say to themselves what the what... lol

Guess I should have included we have set aside enough cash to get one more door under our belt by the end of the year so we definitely do not plan to stop at just this one rental. 

My wife and I recent built a new house and we are keeping our old one to use as a rental. Is there any benefit to creating a LLC or cooperation to sell the house too? Or is that just way too many hoops to jump with no real benefit?

I have a tricky question. I currently have a foreclosure next to me that is a hud home. I live with my wife, who happened to buy our house before we got married. So the mortgage is only in her name. Would I be able to bid on the hud home as an owner occupied buyer since I do not currently have a mortgage in my name ?
