 Most of the cities I am looking at have a building permit page however they don't list other building permits filed by people other than myself.

I've been told that its a good idea to look at the local building activity in an area before you buy, does anyone know how to locate that info? I have searched the internet to no avail. Please help?

What banks are best to work with as far as financing a rental investment when I already have a home mortgage?

Is there a software out there that keeps track of tenant payments without me having to manually enter when I have been paid? And alert me when they don’t pay on time?

How important is it for my Realtor to understand what my end goal is? If he has only ever used rental property for retirement personally owning the property himself but I want to use it to quit my job and do rental property full time?

I love audiobooks, books and podcasts, I read everyday and enjoy doing so. I just can’t stop thinking that some authors have to be writing just to make Money. So I thought I’d ask a question to people who have been Landlords for a while.

How much do you think all the books you read when you started helped you? Or how much of that information do you still use everyday?

Are their authors to avoid?

How do you tell the difference between the authors that know what they are talking about vs the ones that don’t or just don’t want to put the effort in to writing a comprehensive book on the subject and just give useless philosophical ideas that haven’t been tested?

I am looking to purchase my first house. I often hear the advice that you should hire a property management company.

Is it possible to still make positive cash flow on a one to two unit home using a property manager?

What % of the rent can I expect to pay the manager/management company?

Do I hire one off the bat or wait till I have more property?

@Mike M. I really appreciate the advice. What incentive would the investor who is lending to me have to “loan” the money to me. Pardon me for asking so many questions.

I haven’t studied joint ventures as much as I should have. I will look into that. I just know my investor is looking to make use of his excess capital and wants to make a good and nearly certain return.
