According to our lease agreement, the lease "ends at 12:00 noon on Thursday, Oct. 31, 2024. The next line item down under terms states: "Any notice to terminate this tenancy must comply with the applicable legislation of the Commonwealth of Pennsylvania (the "Act"). Am I able to insist that the tenant vacate by this time and am I able to change locks at 12:01 or after on Thursday, Oct. 31, 2024?

I've now owned my first rental property for about four months and am now looking to purchase my second property. What are my options in financing my second property with the least amount of out of pocket money and/or using the equity in my first property. I just want to make sure I'm not overlooking anything. I put 25% down on my first property so I assume I have at least 25% equity (especially since I bought at a great price). Thanks in advance!

I have a property rented that has been problematic from day one. While they've paid rent on time each month, the wear and tear along with the mess are too much to continue lease. The Lease runs through Oct. 28th. I'm going to let them know this week that I don't plan on renewing lease. That being said, can I tell them that they have to be out by the 29th? Not sure what the rules and law are since this is my first rental property. Located in Allegheny county, Pennsylvania.

I have a tenant that was in property when I aquired it. He has been nothing but a headache for my neighbors and the police, despite him always paying rent on time. At the moment, he is apparently in jail for theft in another county. My neighbors say he is an avid drug user. The neighbor of this property is very nice and has been keeping me posted on the activity there. She stated that he has been using drugs in the house and apparently, one of the neighbors saw him shooting up in his arm while the garage door was open. I need to go down to the property and go in as apparently he left some windows open that need closed. This is my first rodeo with this type of thing. I need to get him out of there. Do I have grounds to do so? I have several police reports also. I also don't know what I should do if I find drugs or drug paraphanalia while there. Call the police I would assume? Looking forward to ending this all and getting him out of there! Thanks in advance!

Whatever the case, just look at your lease and follow that and Pennsylvania laws.
I purchased property from my buddy. We both use rentredi. They were a few day late back in December, but other than that, always on time.
