I have spoken with the Management co. They explained that the HOA management and rental management operate as a separate business,( even though they are in the same office, use the same secretary and the agents have the same last name). They are accepting some responsibility on not properly notifying me and are working to release the lien and dropping the litigation ASAP.

They were hired by the HOA the same month I hired them to manage my property. Up until that time the HOE was practically non existant

I have one small rental property managed being managed by the same company that manages the HOA where my property is located. I have just been served for nonpayment of HOA dues. A lien has been placed on the property. A tenant has been residing in the property for over a year and a half. I have never received notice of due payments from the management co. Does the property management co that manages both my property and the HOA have a duty to inform me properly of the overdue payments. They know I don't reside there, they have my address where I live, I have been in communication with them over the past year through email and phone calls, they receive payments from me and deposit money into my bank every month. The first I have been made aware of this I when I was served last night. The lien was placed on my property in Nov of 2016, how can that happen without me knowing about it.

No the numbers don't work at all The mortgage payments alone would be higher than what I could rent it out for. I really am interested however in the process of taking over the title and payments for future reference

I walked through a single family home today that is in need of some repairs. Its ARV is $120K, and is in a good neighborhood. The homeowner stills owes $88K and needs $10K to get current. For $5K the house can be made rent ready, but to make its true ARV the home needs $20K in repair. Foreclosure preceding have already begun. Is there a creative way that I could make this work? It would be a great rental. Could I buy the title to the house for a nominal sum, pay the arrears, and take over payments

I also am new to investing  and have been reading everything I can my hands on about getting into real estate. I may be the only person on Bigger Pockets, it seems,  that has not read any of

Robert Kiyosaki's books.  I have 30 books on Real Estate Investing sitting in my kindle right now that I have partially or completely read in the past 2 months. While the information and learning has been good and necessary, I am to the point where I am not finding anything new in the books.  The information I am receiving from Bigger Pockets has been very practical, real world, and less hype.  I have also passed up on some mentoring programs due to the cost, but Bigger Pockets has been a great source for me.  

I live in McAllen and have been searching for discount properties through a direct marketing campaign and driving the city. I have found some properties that are not listed on the MLS that have some great rental potential. Contact me even just to chat, I am in Education as well.
