I am beginning a search to find large loans/ppm from financial institutions. I am using a loan pool to invest in tax lien certificates in several states, offering a defined interest rate per annum.

Does anyone have any advice on who to target in my search? And how to get a meeting with them?

I am trying to get deals with bankers, fund managers, etc. as well as private investors.

Any help would be greatly appreciated.

Hello Joe,

- It sounds as though you are on the right track. Make sure you look at everything on the county site like: Special Notes, Tax history, Code, Special Assesments, and Transfers. All these items have clues to the history and status of the property.

Assuming you are a small fish, you really can't afford title work on all of the properties, especially knowing the fact that many will redeem this week and right up to the sale.

-It depends on which bankruptcy. I would consult a lawyer for further info.

-No, insurance will be another expense taking from your gains, only look into insurance after you get the deed. you will probably need to get a "quiet title" before you can get title insurance

-There are several ways. You must do proper noticing, etc. Watch out for IRS liens and environmental issues like sewage liens. The SRI auctioneer will explain the proper guidelines of noticing, etc. I highly advise getting an attorney.

While I have been buying liens in Indiana for the last 4 years, I have tried other states in the Midwest. I prefer Indiana or S. Carolina.
