Thanks for the tips guys, Yep Christopher... you're right all it takes is one decent deal, especially in this market. I'm definitely working my Facebook business page, Craigslist, and other free sources as much as I can, but just haven't been able to secure that first lead yet.

Thanks for the tips, I have no collateral or equity in anything, but I am thinking about joining the Realtor Credit Union, it's plausible they might be able to help with a small line of credit.

Where can I find a Realtor friendly source for working capital to get my business going, and making money. The potential for me to make 10-20k a month in commissions is there, but I don't have the budget to put into lead generation for home buyers & sellers. I have a 600 middle score at the moment, but should be up 15-40 points in the next few weeks. I'm active with my license, and mls, but am just getting back into this full-time, so good provable income is hard to come by at the moment. I have no doubt that the income is there for me to make, but the known sources for me to get leads, are obviously gonna cost me to get that income rolling in. I know their are a lot of people on here that are willing and able to give me friendly advice, but at the moment, I'm just looking for a legit source to get funding through.

Thanks Mark! I was up in the San Diego area for a bit back in 1988, and went on a date in Carlsbad, it was pretty nice, but the beach was a little too windy at the time.

I'm new to this site, I've been licensed in Real Estate in the Houston area since 2000, and am looking to start investing, but would like to find a cash partner to work with me on deals in the Houston area. There are some pretty decent deals here in my area, but I just don't have the funds to get hard money lending, or rehab costs.
