Thank you for your help @Shawn Holsapple ! I will definitely check these out!

I was thinking about purchasing an apartment or condo near the university. Here is one that is currently for sale: http://www.zillow.com/homedetails/376-E-Varsity-Ln-Bloomington-IN-47408/94516448_zpid/

I figure it will be easy to rent near campus. I will also probably just use a property management company to play landlord (possibly http://www.hallmarkrentals.com/)

I was also thinking of just living in it for a year to save money as well.

What do you think of the plan?

Hello! Just registered on this website. Seems like a very good place to start networking with other investors in real estate. I'm very new to investing in real estate but I've been learning a lot. A great book I've been reading is "Millionaire real estate investor" by Gary Keller. It has inspired me to really pursue this big dream of acquiring wealth through real estate. Since I'm fairly young at the age of 28 I think its a great time to start. I've never bought a house/condo/apartment so I will purchase my first this year and actually live in it to help pay the mortgage for investment. I think the area is great also because of the university.
