Not sure where you're located Shivam but I live about 45 minutes from Evansville and visit there often.   My daughter goes to college in Evansville.  

I have my eye on a few places in Evansville so I'm very interested in how this is working out for you. I'm just getting starting in REI so I do not have an investment property yet.

 If you ever need someone to go there and check it out personally, let me know.

Hello Everyone.    I'm going to a sheriff sale next week and I need some advice.    The starting bid on the house at the auction I'm looking at is $79,000 and the surroundings homes are in the $150,000-175,000 range.     I would like to know how I should approach the owner of the house and make an offer before the auction day?     Do any BP members do this?    If so, how do you do it.  Do you send letters to them, do you knock on their door?   Obviously the owners of the home are having trouble making their payments so should I offer them the starting bid price, $79,000 plus $10,000 or $20,000 extra?   Any advice from BP members is welcome. Thanks!

That root will continue to grow and eventually cause problems.   Don't ask me how I know.   It's just a question of how long it will be before it causes bigger problems.

I just set up my HELOC with the local bank. It was very simple. I have a few properties in mind but I have not used it yet. I'm basically looking for the 'typical' BRRRR home; needs some work and I can get for well under market value. I plan on fixing it up and reselling it or renting it out and then refinance and pay off the HELOC. At this point, I'm trying to not use private or hard money lenders. Good Luck!
