I am on contract on a Turnkey property in Dayton, OH. To complete my due diligence, I want to get an inspection-does anyone local have a recommendation for a good investment property inspector? I tried the search function but did not come up with anything relevant.

Quick question on the COC William the 6-7 % is with financing or without? If with financing what is a good rate?

I feel the same. My realtor says it is not uncommon to not have it. However I am hesitant to proceed without it.

I am in the same boat, I was getting ready to make an offer on an off-market but the seller does not have a Property Disclosure form. Is this normal?

I am looking at an investment property in Ohio. This is an off-market deal and there is no Residential Property Disclosure form for the property. Is this normal ? Anybody have experience buying without that? Pros and Cons?
