I got a quote back from Insurance and it turned out to be 13k
The owner sent us screenshots of water bill and mentioned no one is staying in the units as they rehabbed them and that the reason water bill maybe low
After going through the Airdna export CSV Data the Avg is around 150k
45k for 2 bed 2 bath
30k for 1 bed 1 bath

Ran through the number again one more time last night and i see the numbers are super tight. Followed enemy method and data export for 2 bed and 1 bed in the area and showed 144k in revenue for 50 Percentile.
we have accounted for $1500 in utilities per month as Internet can be spread across one location with Mesh WI-FI

Hello Team
I am struggling with some numbers here and would love to hear your feedback about the deal with are In-contract.
Location: Panama City, FL
Unit mix: 2 2bed 2 bath units, 2 1bed 1 bath units
Purchase Price : 920k
Insurance : 8k / year
Utilities: Waiting to hear back from Seller
Airdna Revenue: 180k/Year
Anything else i am missing as far as Expense? What are your thoughts on the Deal
