I just picked up 23 property manager that had tenants that signed a lease in 2014 but me thinking something was off realized that the lease's were on a 2016 C.A.R. form so it proved fraud on the others part. Get them to provide estoppel's for each unit.  

You can also change the due date of the rent I have one tenant that gets paid once a month on th tenth that was going through a divorce when she moved in so I changed the due date and raised the rent $25 per month. She hasn't had a late payment since we changed the due date that was around six years ago.

I have a fourplex with a leased coin op laundry machines in it. I pay $41 a month and get about $20 in quarters back so the next fourplex I picked up I went to home depot and bought a scratched and dented set spent $700 and I now let my tenants use it free. instead of losing $20 a month and having to go over there to empty it. If it were an 8 plex or above I would go back to the leased route where they maintain the machines and everything because I would break even or come out a little above.

with a septic tank you need to budget in pumping cost and with it being a rental I suggest pumping every 3-4 years. you also need to limit the amount of bleach products you use because it kills the anaerobic bacteria that makes a septic system work properly. You can find out a wealth of information from NOWRA  basically the national organization for septic systems.

I would see what there fees are for just letting the tenant remain on a month to month contract after the original lease expires. The $25 increased rent is a little bonus for not having the length if I let the tenants just go month I would also increase the rent for the lack of certantity on how long they will stay. Just my way of doin things though where is the property located?
