Thanks, Michael.  Yes, I was thinking she will want a fee, or like some of the mentors I've talked to, want a percentage of the deal...not sure but I'll find out next week.  And she's got lots of knowledge about financing, flipping vs. holding, etc...as she's been doing this for 30 years she said.

I was contacted by a real estate agent who says she specializes in finding fixer uppers for her clients.  She says that she helps her clients find the property, helps with estimating costs and resale value, and she also has a team of subs she works with who I can hire to do the work.  She then guarantees that my property will sell within 30 days, in other words she finds a buyer for the property.  So...basically she does everything??  I am meeting with her next week.   

This sounds too good to be true.  However, I am very new at this, and I walked away from my first potential property over the weekend - not enough knowledge about costs and resale value for that particular property, even after studying comps for that neighborhood.  

Doing my homework, but would welcome thoughts.

Looking forward and I'm a little timid right now.  Looked at a house today with tons of potential.  I could live in it while renovating - I wasn't experienced with calculating expenses, so wasn't sure I'd get my money back out of it plus profit, so I walked away for now to do more research, talk to contractors, get neighborhood comps, read BiggerPockets posts...

HI everyone.  I wanted to introduce myself.  I live in Duxbury, MA, and am looking to learn as much as I can about flipping houses.  I'm excited to have found this website!  

I renovated several homes while raising my kids, (acting as General Contractor for 4 of them, and overseeing the building of a brand new home in the Boston area) and I flipped all of them for profit.  Now that my kids are off at college I hope to flip houses professionally.   I have been reading nonstop, and have enrolled in a real estate course to become an agent.  

I am mainly interested in buying fixer uppers to renovate and sell, but buying and renting out properties sounds exciting too. 

So I'm a newbie and looking forward to the webinars, this forum and connecting with others who do this for a living, hopefully in my area.
