Looking to purchase my 2nd property. Came across one that involved seller financing. Thoughts?

Own a condo in Hawaii. Wanted to purchase investment property for my kids in ut. Preapproved. Trying to buy a 3bd condo. Kids will each rent a room 3rd room will be a house hack. Have a dismissed bankruptcy. Lender told me today unable to complete sale because fraud guard brought up the bankruptcy. Because it is a conventional loan I’m unable to purchase. My own condo was purchased through va loan.lender is telling me that to ask my kids to be on the loan instead of me. Has anyone heard of this happening?
