Are there any options out there to cash out refinance when an investor has more than 4 financed properties?

Any update on this?  

I am in a similar boat in that I have a significant amount of cash tied up in a property I recently purchased.  Would like to get it out so I can do other deals.  I own >4 investment property's. 

Post: Tile tub/shower surround

The bottom 3 rows of tile in tub surround were removed due to the backing being compromised by H2O intrusion. Now I can't match the tile. I saved as many of the original tiles as I could. Am I hurting my ability to rent the property if I piecemeal the old tile with a close color of new tile? I can't see spending $1000s on redoing the entire surround. Thanks.

What would you expect to pay on a sq yd basis for just carpet? Then pad and labor? My alligator is continuing to put a hurting on me.

Anyone have a good process or tips on estimating renovation costs. I have a flip that is need in a complete renovation, excluding structure. Any assistance would be helpful. Thanks.

Anyone do anything different then craigslist and zillow? And have let neighbors know it is available and offered a referral fee. I have a fairly nice 3/2 for rent in a decent part of town and am not getting a lot of activity on it. I thought things would pick up closer to June 1st but they haven't.

I don't do yard signs. And I don't put the address on the internet postings. Any other ideas on increasing activity?

Is there a site where I can pull credit and prior evictions/criminal without having to have the tenant complete the information? Every site I find requires an email be sent to the prospective tenant, which most of mine don't have email access or are not that sophisticated.

Curious to find out what the protocol is for other landlords when qualifying potential tenants.

I used to do a credit check and have found out that they rent for a reason. So I do criminal background, verify employment, verify income(paystubs), and try and drive by their current rental property to assess condition.

Does anyone do anything different?

I am currently working to fill a vacancy and am interested in finding out how other landlords secure their property while vacant? Specifically, my concern is about copper theft. I've heard of landlords removing the condensor unit to the AC. Also, do you always show your rental with you there or do you put a lockbox on the door and give out the code to those you talk with over the phone? Any suggestions or tips? Thanks in advance.
