One of a landlord's most expensive occurrences is a higher turn-over rate.
Remember that the location, the neighborhood is very important to tenants.
One advantage of higher end rentals is better tenants. They want and can afford the nicer properties.
They can afford them because they have been successful in landing and holding better jobs, and some of them are business owners. Because of the character qualities usually found in those who create these levels of accomplishment they tend to be better tenants. I say "usually" and "tend to be", because obviously, there are exceptions. Never short cut the pre-screening process!

Can any one recommend a title company for double closing (with end buyers funds) for wholesaling HUD's and REO's in St Louis? "Investors Title" can't/will not .
