I am looking to create a small $200-500k Crowdfunding platform mainly geared towards non-accredited investors as a bridge to invest in Real Estate in not the best neighborhoods of South Florida (Broward County - Dade County). I personally specialize in wholesale and am looking to begin fixing and flipping providing 8-15% interest to our investors. Can anyone who has done something similar assist, all opinions and tips are welcomed.

@Brian Flack You couldn't have said it any better.. SWEAT MARKETING.. I am still in college and have a hard time coming up with the funds to market so I do target a small but precise list. I hand write all my letters and put out my own bandit signs they are not the best but I keep the ball rolling.

I have a great deal in progress instead of wholesaling I was thinking of rehabbing myself. But I'm still in college and unfortunately don't have the capital. Any suggestions on any reliable private money lenders in central florida?

I have been looking into owning a Multifamily mostly a duplex. I need all the advice/tips I can get with this journey I am going down. I am in the Orlando area. Any hard money lenders you guys can refer? I am very determined to own a multifamily by June/July.
I am very interested in investing in real estate I have been researching the wholesaling niche for months now and also have began marketing. I am having a hard time getting my first deal under contract. Would any investors or experienced wholesalers be able to meet up and just explain the concept of wholesaling in details and answer some questions I may have? I am in Orlando and would like advice on any strategies in real estate. Anyone would be appreciated.

@Christopher Lombardi You are totally right, my next questions are will I still be able to wholesale properties while working under a broker? How should I approach the seller? Will I be able to build up my cash buyers list as an agent and go out and find properties to assign to the cash buyers?
