@Brett Snodgrass Sincerely Thank you , Wholesaling definitely has grey areas , so my philosophy is "Why not keep everything clean , hassle free & beneficial to everyone ". I'm all for leaving money on the table..... we all know wholesalers make money through volume, not jacking up every property they touch by 20K. Now for my first Campaign i sent out around 325....*******hence my common sense kicked in when i realized my net wasn't big enough so i kind of "Knew" that response was coming .... i sent it out anyway because i figured ......WHY NOT?? ...there's still time for followup , and they are still quality leads from listsource. YES I'm like a hyenna on craigslist... i literally call EVERYONE sometimes other agents, wholesalers & realtors answer ......**i stay away from houses that are listed by ANYONE ... i forbid myself to send one of my buyers an MLS property. I try and lookout for literally FOR SALE BY-OWNER so i can keep the profession authentic and my exit strategy VALID. My market is currently in a Seller's Market , inventory is low for everyone so Wholesalers are being sought after. Until i get my first genuine cold call deal .....i'm not doing any "Referral properties" or "Listed" or "Bank involved" ETC . I'm here to stay not dibble and dash on investors. I do see myself venturing off to fix & flip for sure.

Hello All,

I'm here to share my latest move on my Wholesaling business that i started studying on in January.Since January I've been stocking up on books , podcasts & the Internet. I've established my LLC, situated my CRM, Set up business phone , & hammered in a weekly Driving 4 $$ / Direct mailing system. 2 hours ago i just finished putting up 20 of the 100 bandit signs i ordered.......... below is a picture......I strategically set 50 to say " Want your house sold? " (for motivated seller) & the other 50 to say " Handyman special wont last long! " (to build buyers list). Putting 20 out will allow me to replace any that get taken out ...***highly unlikely due to the fact that of my area. I will be putting 20 more out in 2 weeks 6-10 miles from 1 bandit sign farm area. Hopefully tomorrow the phone will be ringing . Let me mention that have tried direct mail with postcards mailing to absentee owners and 0 response rate, so i saved up for the bandit signs and now i'm taking this approach. I'm all for cold calling so my gut feels good about these bandit signs. My only question for BIGGER POCKET MEMBERS is .....What's next? ....i know wait for the calls but do i take a other jab at Direct Mail or...keep trying till results are discovered?

@Steven Morales - definitely .I always wondered if anyone meet up groups existed out here . Do you attend them often & any info on them?

Gotcha , thanks. When people say  "scrub the list" does this mean filter & distinguish the list ?

@jayhinrichs - I've been hesitant on getting a license but it's dawning on me that if I want to be great at real estate I'm going to need that license, what ever it takes at this point. Say I compete & pass the exam , what do most students do when they've graduated that class ? are they usually independent, do they have a job offering before they even signed up, do they instantly go to the next reia meeting and see what their market offers ? I'm guessing there's some preference involved in where & how they want to work but I would just like to know what the normal student does after graduating. Or do some students partner up with their former classmates & start their own company.

@Aaron Mazzrillo- I'm working on how to generate accurate & effective list. My target right now is property owners that are delinquent on taxes.. I also here of "online generated lists" that are given for a fee. Any specific online services that are effective?

Hi everyone I'm the newbie from Tampa/Wesley chapel. I was wondering if anyone can shed some light on the direction I should take for knowing how to wholesale. I'm a people person and I know I have what it takes but I don't have anyone else's footsteps to follow, I read books,listen to podcasts but I just don't know where and who to start with.I've contacted a few MEET UP organizers to get in the mix of all the talk. I'm also not a fan of these hundred dollar seminars/classes I'd rather read a book, does anyone's recommend me to get my RE licence so I can have firm background knowledge or what!!??.Any advice would be headache clearing.Also if anyone is a active member of a RE MEET UP group or REIA meetings in the Wesley chapel area please contact or share information on how to join.

INSPIRATION & MOTIVATION at it's fullest . I'm taking action immediately. Hopefully I could be the youngest investor creating a success story on BP thanks @Mike T.  .....I will surely be waking up every morning with your story in mind.
