Thanks Mia - you are correct.  I wonder if rent control laws will be easing anytime soon in this city - other than capping rent prices, I don't think they do anything to help improve the quality of rentals.

Mia - I've seen someone else post about this revision to the UC rent control measure but can't find anything on the city's website.  The latest ordinance I find still states rent control only applies to 4 units and above.  Did the city official revise this to 3+ units?

I am asking my tenant to reach out to her bank over this, but from the replies seen here I am not very optimistic.  Has anyone here actually had a tenant successfully get the funds back via the R7/R10 request?

Hi BP community, I am in contract on a multi-fam in the Jersey City area.  The home inspector discovered charring on the underside of the roof when he looked in the attic.  He said the charring did not look structural (about 1/8th of an inch deep) but he could not reach everywhere and recommended I get a fire rehab/roof specialist to take a second look.  Does anyone have a good NJ-area contact for an inspector that specializes in fire-damaged roof repair?  Thanks!
