Post: Seller threatening to break contract to put back on market (for more $)

I have a small SFR under contract that's being sold by a flipper. It's a turn key, good flip with a few minor issues. We asked for a reduction in sale price for an AC not working and a clogged cleanout drain (concrete/construction debris fell in?). He said he's not fixing a thing, and furthermore, said he wants out of the contract so he can sell it for a higher price. What are the PRACTICAL remedies if he does indeed decide not to sell or show up at closing. I have a small amount of investment (inspections) in it now. I know I can sue him for breach, but what will that get me? Can I get either money (how much typically...worth the attorney fees?) or make it hard for him to turn around and put it back on MLS? (leverage him before he acts?) Thx

I think your clients should expect more out of their realtor.  If you're not finding them deals, and not getting intel as to what the seller is doing, or where the market or target market is going, why do they need you?

I want to tip my hat to New Western-particularly JD Castillo (GM, Denton TX office) and John Jackson (agent-Allen office).

NW gets a bad rap sometimes...particularly from their competitors, and occasionally customers who get in over their head.  Yes, their contracts are shrewd, but their marketing methods are impressive! Their numbers are accurate, and they can help you make money-fast. I found them to be efficient and honest-they want you to be successful.  Thanks for taking the time with me JD...we’ll talk soon about our next deal!

Hey BP! I have been working with New Western here in Dallas and they have connected me with their sister company hard money lender Sherman Bridge. They are offering me a 7.75% 1.75 origination points for 75% arv on a flip deal. I have never heard of such a good rate...12%/2pts seems to be going rate lately...seems too good to be true. SB agent has only been at BP for 9 months. Also, they charge a $1100 processing fee. Any thoughts?
