I do have a private investor that is taking on all the financing needs, should I be unable to wholesale the deal. That said, I am always interested in knowing new lenders. We should chat on the phone. I have two other deals I'm working currently, so it might come in handy for one of them. All are in the same area.

Contract for large ranch home in desirable Lorlyn neighborhood of Batavia. Home only needs surfaces and appliances. That is it! No brainer rehab, just updates. Great candidate for buy and hold BRRRR strategy or even better as a house-hack. Rentometer has rent income at $2,300 monthly, Zillow has it a 2,200 a month. I've got it pegged at a 12% cash on cash return after financing, if you manage the rental yourself. Possible candidate for whole-tail? Have a broker license? Put this one on the market as-is for $285,000 and make a quick $10,000. I'm certain someone willing to put in the sweat equity and has a panache for inexpensive design will get this property to turn for much less than $10,000 in rehab. Roof is three years old, newer water heater, newer furnace, newer windows, sump with no water issues, huge unfinished basement, 80s built. Hell, I'm going to hold it if nobody takes it.
