We will have to cover the fees (20k when all is said and done) and either 5k of the panels if someone takes over the lease or 17.5k if we pay it off with the house. We will have to sell for 190k to get right. 200k would give us some change to get into our next place. 

We're selling our 1970's house. It's in great shape with updated kitchen and master, but we have 17k worth of solar panels on the roof and we need the sale to cover that. Comps say the house should sell for 210k. We would need 200k to come out right. It's listed for 205k and nothing is moving. It's been on the market for 61 days. We've had countless showings, but it seems the photos sell it better than the house shows? I do not believe the photos are misleading in any way. Interest seems to be dwindling, and I don't know what to do. I need it sold and am no longer in the area. Two mortgages is not the game plan, and turning it into a rental is an absolute last resort. I would consider moving back before I rent it out.

Good evening,

We want to sell our house without an agent. My current understanding is that the big thing is we will have to furnish closing documents? How do you close without an agent? Also, do I have to pay their buyer's agent?

I'm reading The Book On Managing Rental Properties and came across this in the chapter on Fair Housing under exemptions:

"3. Some Single Family Homes Without Advertising or Brokers

If you are trying to rent out a single family home and you don't use any sort of advertising or listing broker AND if you own less than four such homes at the same time, the Fair Housing Laws do not apply to your situation. Again, probably still stupid to discriminate, but the Feds won't be pounding down your door if you do."

Is this saying that if I don't do any advertising at all or just that I don't advertise through a broker?

What constitutes advertising? Does this mean we can only spread word that our house is for rent by word of mouth?

I have a single family home and no others. Does this mean, for example, I can turn down anyone with a pet regardless of it being an "emotional support animal" if we do not outwardly advertise?

We bought our home with our VA loan nearly three years ago. We've never rented before, and thus do not have any renting history. We want to buy another house, and rent our current house out. We read that if we want to buy another house (using our VA), that we have to use a property manager and cannot manage this place as a rental ourselves.... because we don't have renting history. This doesn't make sense, so I was curious if anyone knew what this is about.

Hey thanks for the advice (and warm welcome)! We're going to check out RBFCU in the morning, and find out what options are available to us. 

We are interested in a cash out refinance of our current home so we can make repairs, rent it out, and have a little cushion. I called USAA, Navy Federal and PennyMac -- each who said Texas doesn't do cash out refinancing. The internet says otherwise? I'm very confused about our options here.
