@Jerryll Noorden...Thank You for responding to this! I wont walk from my current job at the moment, but I do think wholesaling will help me build my deal finding skills, which will then generate the extra income to help towards my buy and holds.
But yes, careful with all the advise!
Thank you!

@Eric Adobo I put in an offer, but the timing on that potential deal wasn't the best. Revisiting that property very soon though, so maybe this time around. Thanks!

Philadelphia. But I'm pretty sure I missed that boat. Everything is under construction there.

So.. I keep hearing on the BP podcast "whenever you need help, hop on the forums!" So here I go...
And here I am! I'm going to be honest so I can paint the picture as to where I am as a new investor: I've marketed for buyers, practiced calculating ARV numbers so see how that works, and have searched for properties. I now have the ability to look at "tired" properties with a different eye!
I have a small list of buyers, but I currently don't have properties. I don't want to come off as an unreliable investor, but I don't have anything to offer. How should I handle this situation, while wanting to continue working with this potential future buyer? And is this sort of thing common?
I appreciate any and all feedback to my beginners dilemma! :)

Hey @Jarrett James! Welcome, I'm Stephanie from just outside of the Philly area. I am currently working in wholesaling in my area. I would love to have a property of my own one day in Tennessee, hows the weather down there? :)

Hey @Mora Clark! I'm Stephanie, a newbie wholesaler just outside of Philly area. Same here, had an interest in real estate, but didn't know where to start. I saw Tony Robbins, along with others, at a recent summit and ended up getting into real estate lol.
Welcome!
