I'm searching for my first investment fix and flip house. I'm a resident of Jersey and thought focusing on PA to get started would be beneficial because the taxes are lower and there seemed to be more listings at lower prices than there are in NJ. What has occurred in the past two weeks 2 properties in PA that I selected to visit on the weekend went under contract before I could get to them. With that being said I'm now wondering if I should consider looking in my own state to get my feet wet? and are there any recommendations for agents that specialize in Jersey rehab properties?

Hi there, My name is Stephany and I'm looking to secure and flip my second piece of property. My first purchase was the Condo I'm currently living in located in NJ. I think the target is Philadelphia for the fix and flip, aiming for a property priced at $140K or less with low taxes to get my feet wet. I've also obtained a blanket loan commitment for $500K, which adds to my excitement and nerves, as I know these deals can move quickly. I'm reaching out for any advice from experienced investors and would greatly appreciate recommendations for reliable licensed contractors in Philly. Thank you.
