Hey guys! Just curious what formula, if any people use, when calculating how much to have in reserves per property.

With all the crazy stuff going on out there I wanted to take some time to share a big WIN for me! I just scored the most important member of my REI team. No I still don't have an amazing contractor, insert sad face. I'm talking about my WIFE! I have known my wife for over 8.5 years, and I have been talking about ways to make extra money for almost same amount of time. Eventually it becomes White Noise. However, when I used the equity of a rental I had before we met to buy her a car (straight cash homey) she started to realize the power of Real Estate! So now that we are all in she's trying to find her place in our plan, and to be honest I wasn't sure where she would fit. That is until I asked her could we go look at a 4 plex I've been watching, and out of no where it turned into a Driving For Dollars trip! She loved it! And I can already tell she has the eye. All of sudden as I'm driving my phone starts dinging and it's addresses and phone numbers of houses she wants me to Analyze. Needless to say she has found her fit in our plan, and her engagement has gone through the roof. I'm not sure what our leads from our trip will get us, but I'd say I hit a homerun already by getting my partner for life onboard in such an important position!

@Kevin M Dobyns congrats sir! I hope to be in your shoes soon! My only advice would be to build off of the momentum and do it agin as soon as it makes since!

@Brandon Goldsmith go under Meetup.com and search Happy House Hunter Meet and Greet/First Tuesday. They are a beginners group that have gone remote. I signed up for their meeting this Tuesday.
