I do it myself using MS Word. It does a great job of customizing the letters.

You need to get actual financial statements. PRO FORMA is nothing more than a projection. If it is done by an agent it is more than pie in the sky typically.

What you say is true but you have to get some basic info before you put in a contract. But you can put in a contract that states the contract is contingent on a full review of the financial and tenant records. You can also state that the earnest money deposit will not be placed until the financial and tenant records have been reviewed. Negotiate as much like this as possible. If they won't do it then walk away.

I use beenverified (dot) com and it gives me current address, phone numbers, email addresses and relatives. It is a paid service for only $35 a month with unlimited searches. I use it all the time to find owners. 

I don't buy any lists of distressed properties. I do the research at the source of all these properties.

What is the reason you are looking into apartments? Is it for the cash flow? If so then look at the income per door to compare each. Is it because of the future value? You can't use value unless you sell it or try to get a loan. If you are looking for deals in Florida I can help.

Yes you can wholesale a property you have under contract to anybody. NO the title companies don't require a license, just to contract.

@Sultan Maawali; I think you are getting the word license confused. There is no such thing as a wholesaling license. What everybody is talking about is a real estate license you get as an real estate agent. You DO NOT need one if you have a contract with the seller to buy the property. I am an investor/wholesaler/agent in the Orlando area. I use my real estate license on the deals I'm wholesaling for other investors that have a contact on them, that I don't. This is where I need to license to legally sell their property.

Yes it does and if they try to close it, then you will be contact by the buyers title company to clear the issue. Then of course you say "Sure I'll sign a release if you pay me $$$$" This works anywhere. If they buyer refuses to pay you then they CAN'T buy the property and the seller can't sell it.
