Well I  would have to subdivide first. I need to begin zoning asap m on the new lot while I renovate the existing 2 family. So after I subdivide my existing structure would be non conforming due to the side set back and frontage. Not exactly sure if that will hold me up getting a CO when I go to sell. I’m thinking I would have to now zone my existing 2 fam to get the variances approved.

Hi Lien,

Thank you for the response! Yes it’s in Dorchester. I  think the issue for me is I want to get a permit to rehab the existing two family and condo convert/sell asap. I’m afraid if I subdivide the lot while doing the rehab and it now becomes non conforming I may not be able to get a CO/ sell it….until I get the variances approved (zoning).

Hi- I have a 2 family on a large lot that I would like to subdivide. Does anyone know what happens to the existing 2 family if after I subdivide it? It  now becomes non conforming due to the side set back. Would that mean I have to take the existing structure through zoning? Any ways around this... not sure if I could get a permit to rehab/ sell it since it is now non conforming structure. 

Any insight is much appreciated.
