Hi BP Community!

This is my first post, and I’ve been very excited to get involved in the bigger pockets forum. Im a rookie investor and am very close to getting my first deal, which will be a single family live-in flip (renting and refinancing once the project is completed). 

I’ve got a moderate level of construction experience and really enjoy that which is why I’m focusing my investing (at least the start of my journey) on house flipping. 

The question I have for any local investors is regarding a general contractor. While it’s easy enough to Google local GC’s, I knew I’d be doing myself a disservice to not reach out to you all to gather any recommendations.

I want to be able to do a lot of the manual labor myself as sweat equity, but the way my loan is structured, all work has to be done by the GC. This is because the appraised value is based on what the GC does and the appraiser won’t take into account what I am able to do in regards to adding value.

Does anyone happen to know of any GCs in the Frederick or Montgomery County areas that is not only a GC, but has experience working with Real Estate Investors on house flipping? My goal is to find a GC that works well with investors that want to put in a lot of sweat equity.
