Thank you, Thomas. I'm in the very early stages of researching how to legally wholesale properties as a licensed agent, but I do realize it's something I absolutely need to be careful with. I just re-read the contract. It is assignable unless the contract states otherwise.

What reasons would you see to utilize a custom contract in lieu of a state authorized contract?

I will soon have an active real estate license in Idaho and I'd like to begin wholesaling to help drive more deals for my clients. With an active license, should I use the Idaho's purchase and sale agreement to get a property under contract? Is this contract assignable to another buyer?
