Most of the times, it seems a way to escape the "No pets" clause in the lease. They know landlords will refuse pets so they try to use this way to avoid issues.

Since tenants will live close to one another, it's more likely to raise tenant disagreements. You should do careful tenant screening before choosing the tenants. Multi-family always requires a larger down payment.

You absolutely need to do a background check as they will be your new tenant. You don’t need to consider the relationship between your tenant and them. You just need to take them as a new tenant.

Managing fee means they have to manage the property. It doesn’t mean they can collect rent from tenants. They need to notify the tenants to pay rent sometimes.

Try to start at your home. Like do some cleaning job, contacting maintenance people, knowing how to pay water bills etc. these are all the basic work when you become a landlord and you need to know how to manage your property first.

You need to talk to him about it in advance. Do you have the relating clause in you lease? If not, you have to talk about it to your tenant.

You have the right to add “No pet” clause in your lease. It is your right to add it. They have to respect you.

According to my experience, furniture is more susceptible to damage than walls and floors. If you provide furniture, you will need to check the furniture for damage every time. This will continue your check in. But for furniture, damage can be more subjective than wear.
