Post: Lead Generation: Should I really be using Zillow, MLS, etc??

Good Day BP Family, 

I'm new to REI (wholesaling) and have been using Zillow and other comparable sites to generate wholesaling deals. However, I've had little success as 97% of the properties are active sales being sold by RE companies. As a result, I'm unable to put the property under contract. What are solutions to this problem?

THANKS TO ALL WHO RESPONDED PROVIDING DIFFERENT STRATEGY ADVISE. Scott Hollister I think I like option 3 best only bc I'm really doing it now with my apartment. Breakdown: I signed a 1-year apartment rental lease May 2016 with the intention of renting out one of the rooms. So a few weeks later I found a "tenant" to occupy the space where he pays 65% of the rent. Recently, I was approved for a home loan in which it's my plan to purchase a property around March or sooner. I do plan to continue taking advantage of my current living situation where a large percentage is being paid by a tenant. However, I'm not sure if I should consider a single family home or begin my investment strategy by purchasing a duplex or triplex. Any suggestions? Adam Kappel and Marvin McTaw feel free to respond.

Good Day BP, 

I need a second opinion.  Would it be logical from me to borrow money from my 401K to purchase a home whether for myself or for rental purposes? Can this be done? Are there any other strategies you'd suggest?

I hope everyone is off to a GREAT DAY. I'm excited to have joined an incredible network with valuable resources to take my REI business to the next level.

Im currently located in Atlanta GA where I've been here for 5 year.  That being said, I'm pretty knowledgable with the area.  Feel free to ask question about the community if you have investment inquiries.

Good Day BiggerPockets Family,

I hope you are all off to a great start today. I'm hoping to partner with individuals in the ATLANTA area to do a few real estate deals. I must say, I'm new to the investment business, but have researched the ins and out of the business to conclude that wholesaling would be the best investment strategy that fits the demands of my life.

With that said, does any one have a template or the 'right' verbiage to include that will mutually protect me and buyer? I do understand that i should partner with my attorney for finalization.

Secondly, do anyone have some tips on creating a buyers list?

Lastly, there a wealth of knowledge over the internet, however, I find it beneficial to have someone that i could work closely with for the first few deals. Are you out there?

Please let me know if interested. I'm looking for a partnership where we both can benefit from the sale.
