What is your feedback/advice on investing in a duplex with 1 side being a 4/2 and the other being a 3/2? How do you investors feel about that?

Thank you. Yes, I am asking how do you approach the deal? It is priced as if 4 units are rented but they are not and that worries me because maybe rents are that strong.. Do you investors go after properties like this or not? That is the advice I am looking for when you find a property you like, but it is not rented fully..
