Single-family residence buy & hold investment.

Purchase price: $345,000
Cash invested: $138,000

Purchased 2nd property in the Charleston, SC market. Appraisal value was $360K. Adding to rental portfolio out of state. Working with a great team onsite in Charleston.

What made you interested in investing in this type of deal?

There is an influx of good jobs coming to this area. Outstanding place to invest outside of CA.

How did you find this deal and how did you negotiate it?

Worked with my local realtor team onsite in Charleston.

How did you finance this deal?

Cash & DSCR loan

How did you add value to the deal?

The place is turnkey, just improved the landscaping a bit.

 Hi Mel - operating in 90026 and 91364 - moving out of LA to areas more business friendly - so far Riverside county has been much better in that regard.

@Mel - we have 3 short term rentals in LA County at the moment.  Short term regulations are becoming more and more restrictive here so we are looking to purchase outside LA County and invest in Riverside, Ventura and/or San Diego county.

Cash invested: $600,000

Purchased an existing short term rental fully furnished using equity from existing home here in Los Angeles. Place has been booked solid since purchase. Looking to purchase 2 additional properties within 20 minutes of each other.

What made you interested in investing in this type of deal?

It was the ideal time for short term rentals to open back up coming out of 2020. Currently managing 2 short term rentals in Los Angeles. Laws here are being increasingly restrictive.
