Hi Martin, I'm in a similar situation as you with deciding what is the best investment for me in the DC area. I think any of the three you mention are good as long as the numbers work for you. If you haven't heard it, I highly recommend listening to the BP Podcast #192 with Russel Brazil as the guest. He speaks directly to your questions and his approach to the DC market. I found it incredibly helpful.

Hello BP! I'm so glad I found this community. I currently split my time between Northern Virginia (Vienna) and Southern California (Ventura County). Aside from buying and rehabbing two primary residences, I currently have a position in several REITs. My goal is to invest in more hands-on methods and with a background in construction/home remodeling and PR/marketing, BRRRR and flipping are most appealing to me. I look forward to connecting with others here to learn more and share what I know as well as exploring potential opportunities, especially in Northern VA and So Cal.
