@Peter Shafik interesting proposition and it definitely has merit to it. In and around Nashville if you want anything greater than a duplex you’re definitely paying a bit for it or maybe paying a healthy amount but will need work. Sounds like you need to move into something that’s fairly turnkey on the multi or close to it. I’ve got a few relationships with companies that do multi units specifically. Let’s connect and I can share with you my information and maybe help you flush out your plan further. BTW, I’m an investor and a realtor here in Nashville.

@Garan Kama your gamplan is right in line with starting to explore other markets.  That's a great list you have of target cities.  

I can tell you from a Nashville perspective, the opportunity for both STR (top 5 Airbnb city) and LTR are strong in and around the Nashville and outlying areas. Rents in this area are strong and continue to ramp up with the surging population, huge tourism and lots of new business moving here (Amazon East Coat hub just announced).

Our market is at a lull like the rest of the country but we're not expected to see a downturn like other markets due to the high demand.

I’m also an investor with a few STRs and work with both local and out of market investors for both fix and flips and Reno’s and LTRs. @Leland Smith I’m an agent here in Nashville and own a few STRs myself. I do quite a bit of work with STRs in Nashville and have pretty close relationships with most of those developers. I’ve got a few proformas that I’ve pulled together that I’d like to share and review yours as well. I’ll connect and message you to set something up to talk.

Hey Daniel.  I'm a realtor with Village and an investor in the middle TN market.  Nashville is definitely going through lots of changes and transitions and It's exciting to see which areas of town are the next to take off and max out our investments.  

There are definitely areas that you can make a $170k ARV work but they are getting tougher to find. Let me know if you want to sit down and talk shop and see if we can't help each other out.

This is a growing concept out there by both investors and some companies.  I know a few people here in Nashville that do it in bulk with 30+ units and over 80 around the country.  Not sure how they are making the permits work.  

Domio is a company that seems to be doing this in larger cities around the country.  Looks like they have 100+ units in Nashville but again not sure how they are scoring the permits.

Airbnb has also started to get into the game and opened up a hotel partnering with a hotel company called Niido here in Nashville. They actually took over a residential condo development and opened it up to allow the residents to do STRs with their units and the zoning was changed to allow it. Had a client that was looking at some STRs developments here to purchase but ended up finding a place in Niido to lease and then STR it out.
