@Matthew Middleton With regard to your question: "who do you trust?"... Trust those who are doing the SAME THING you are doing, not those who have something to gain from what you are doing.

Also, you need to read a few more books. You are still seeing the small picture. Try reading "The Magic of Thinking Big" by David Schwartz, or talking more to your uncle.

@Andrew Pettit They can give you a gift you up to $15,000 per year. If you're talking about borrowing more than that, you should be consulting with an attorney AND an accountant.

Your plan is backwards. You don't pay off the rental. You use the leverage to buy more properties.

This should have been your entry in last night's journal... not a BP post.

You have analysis paralysis. Numbers are a guide - not reality. They tell you if it's WORTH looking into. Run the numbers on 30 properties next week and you will see that only 2 or 3 are WORTH looking into. Take action on those 2 or 3. In 8 days you should be making an offer.
