Two of the renters can cover the $4,500 on their own. One other tenant is almost there but not quite. The last one is well below this $4,500 figure.

I spoke to the main tenant today and she was offering to sign a lease that would make her the main tenant -- she would collect money from the other three tenants and pay the monthly rent.  Also, she is agreeing to be responsible for the rent if one of the other tenants decides to leave. I would just have to find the correct wording to include this in the lease contract. 

*Ben — my gut feeling is telling me to rent to them. I met all four tenants when they visited and feel comfortable renting to them.  

*Nathan — two of the tenants earn enough to cover the entire monthly rent on their own. Rent is $3k+ per month.

The home has been on the market for about 5 days now and we had 4 visits over the weekend.  Two of the four expressed interest in renting.  The interest isn't high and missing one month of rent or more could be costly, especially if this remained empty until the end of the year.  
 

I have a rental townhome on the market.  There are four tenants, all in their mid 20s.  Three are qualified and one is not qualified. These tenants are two non-married couples.  In the past, I’ve only rented to families so I’m not familiar on to handle this and if I should take this offer to rent my unit.  The renters are willing to pay two months security deposit for a 12 month lease.

I have a few questions.  

How should I handle a rental with four tenants?  

Should I wait and look for another possible tenant?
