Morning BP Family,

Quick Question. I have a property under contract and plan to do a Double Close. On the BC Buy/Sell Agreement what should my contract say for an Inspection Period? Is something like below adequate or should they have say a 3-5 day Inspection period or something? Close is scheduled for 2 weeks form now on the AB Buy/Sell Agreement. Thank you for the advice. What else is important for the BC contract other then "Contract cannot be assigned" and "Cannot Market property until close and Title transferred"

INSPECTION. Buyer has Inspected the property prior to this agreement being signed or has forfeited their desire to do so.
Buyer understands that this property is being sold 'AS IS' and releases Seller of any and all responsibility for repairs.

Good Evening,

I found this estate for sale that is owned by a loan servicing company now it's been on the market almost a year.  Description says Cash sale preferred. Listed for $550k about half of what it's Tax Value is. It's tough to find comps for it around here.  But I know it needs extensive work.  Can you wholesale a bank owned property or do I need to close on it first and then market it?

Hey Yall,

I'm brand new in the Real Estate game.  I'm ready to step out of my comfort zone and make some bids on some properties.  Think I have a handle on if the property is not listed but I found a property that is listed with an agent for $190k Comps are $190-$240k range.  The owner lives in California and property is in NC but the description says to make an offer.  The property was purchased for $27k in 1972.  I'm assuming to wholesale this property I'm going to need to be around $115k then list for $125-$140k.  So a couple questions:

1. Do I just tell the listing agent my offer is $115k (cross my fingers) and to send me a contract?

2. There's really nothing to prevent the realtor to come back over top of my offer and take the property for themselves if the seller agreed to such a reduction correct?

3. When/If I get the contract from the seller do I take it to my attorney and have them adjust the language to allow me to Assign or Double close? Make sure I have a 30 Day inspection period.
