If this is an owner occupied loan, talk to an RMLO....you may have Dodd Frank/qualification issues if you ever need to foreclose.

It's looking more like that last line you wrote is the case. Other judgements are already queued up. Too many red flags.

In Washington state a buyer made a written offer on property and wants seller financing. After we accepted the offer the buyer refused to have credit, bank or employment checked (red flags). Now buyer is offering to add a relative to the deal who is supposed to have good credit.
Question: Would this be a new offer with the two names of buyers? or can they write in another buyer's name? Can I insist it be a new deal?

Hi all, I am selling a Lot (listed on Zillow / Trulia) and want to get more exposure via the MLS (NWMLS).
Could anyone recommend a "Flat Fee list on the MLS service" in Washington state? Any success stories?
Most of the places I found are the nationwide services that refer to a realtor in specific states. I found one based in Washington, but don't see any reviews online. While the price is right, I'd like to see if any of the folks here have a recommendation.

Thanks Patrick, being that it's an empty lot (except for the mfg home), there's not too much to photograph but I'll ask about adding more photos.

@Brian Side yes the property is buildable. The person who had expressed serious interest did several tests and it was good to build on.
It's in Woodinville and listed at $238k
- 9583 sq ft lot
- Manufactured home sits on property
- Water and electric
- Septic
- MLS# 1344586

If we stick with a realtor there isn't room to lower the price without selling at a loss. Which brings up my question of Flat Fee and For Sale By Owner (keeping in mind I have no experience selling a property and we're out of state).
If we sell ourselves it does give us room to lower the sale price and still at least break even.
