We have sold two of the three properties that we have put on Craigslist. We have one deal in the process of closing right now. I would say 1 in 4 inquires are serious buyers. Always ask for proof of funds up front to weed out the people just looking to waste your time.

Do you mean Interest only or from a HML institution?

HI BP,

 I have a property that's considered to be in a rural area in Deleware. Does anyone have any ideas how to get funding for it?

Was turned down by a Hard Money Lender being that it was a RURAL area.

Hi, I'm under contract on a property in DE. Purchase is 76K and Rehab work is 3K

ARV is around 110K and that's where we would like to sell it at.

I tried a couple of Financial Institutions but they all turned me down being that it was a rural area and a Loan under 75K.   Can anyone suggest a company who would finance this or have any other suggestions??
