If I had $70K ready to invest, I would do this:

1. Find an off market wholesaler that has Subject 2 deals. You can take over someone's mortgage legally and not have to worry about applying for a new loan. Turn that home into a rental or Air BNB.

2. Find a private money lender that lends 75% LTV or a Private money lender that lends 100% of purchase price and 100% rehab.

I have both of these and would love to get you properties with less money out of pocket. 

BE CAREFUL with these agents, they will have you closing on homes putting down a large chunk of that $70K and you can buy almost 3 homes subject 2 with $70K. You can have 3 deeds in your name with none of the mortgages in your name all while cash flowing the assets.

Hello everyone! I’m excited and ready for this new endeavor to Wholesale Real Estate!

Obviously I need to know the ins and outs for the TREC 1-4 contract and was hoping that someone could help me better understand it. Would anyone be willing to send over a completed contract and insight for the 1-4 for wholesale deals?
