@Matt Lawhun Hi Matt, I realize this is a relatively old topic so you might not remember all the details. I'm still trying to get my head around the whole remote wholesaling thing, and the one question that sticks out in my mind is this--if you didn't ever see the house in La Grange, how did you know that you were buying low enough to be sure there was money in the deal for the end buyer, if you didn't know what repairs needed to be done?

Do you have a set % of ARV you shoot for in your purchase agreement well below the widely recognized 70% minus repairs minus assignment fee? This sounds like a great strategy if you have an idea of what repairs houses in a specific area usually need and the average costs, but I have no idea how to go about that through online research. I think knowing that, I could look for deals just about anywhere.

I'm loving the info you've provided here! Real estate seems so much easier than it used to be, considering closings can even be conducted remotely for the most part.
