I want to buy a duplex or a triplex in Portland, surrounding cities or near the Vancouver WA area. I want to live in one of the sections and rent out the other two. I have no idea how to go about this... Should I call realtors and let them know what I am looking for?

Hi Ryan, I just got into my duplex using a VA loan, with zero down in lemon grove. My wife and I were paying 1500/mo to live in a 1 bed apartment in UTC. Now in our duplex we rent out one unit and a shop for a total of 2200/mo, and our portion of the mortgage is 1100/mo. So including utilities, about 1300-1400. Not a huge difference, but the experience has been HUGE. You can only learn so much from reading books and forum posts. Now, I'm not saying to just jump into the first property you see, still be patient and make sure it's a good deal. I will say however, the deal didn't look that good initially. Rates were higher and I wasn't intending on renting out the shop. So what looked like an okay deal that I was going to be paying slightly more living in the duplex, ended up being a good deal. Of course I had no idea of knowing that ahead of time. I am actually now looking to invest out of state in more cash flow heavy areas (like Ohio). But it really depends on your goals, I personally want to build up a rental income. If it appreciates great, but I'm not going to be upset if it doesn't. Anyways I hope this helps, feel free to PM me with any questions, and good luck!

When you rented out the house did you use a property management company or do you manage it yourself?

Hello my name is Reuben and I am a newbie from Portland, OR. I am actually stationed in San Diego right now (Navy) but I am interested in investing in the Northwest Area. Some background information on myself.. I was born in India and grew up in NYC. I have always wanted to invest in real estate and I was directed by someone to join the biggerpockets community.
