If I buy 10 mobile homes (no land) in Mobile Home rented Parks & rehab for a total of $5k. Then I sell them a month later for $20k and finance to the new buyer for 60 months. I do this in tax year 2018, what is the profit I pay taxes on in 2018? What is the best way to avoid taxes or spread the tax liability over the 60 months?

From an out of town investor, I feel that value add potential may be more difficult versus in town control of contractors. More of a turnkey property would be desirable. 

I visited San Antonio in June for the first time. My wife and I enjoyed the river walk. We did look for SFH while we were there. But multi-tenant housing seem to be cash flowing at this market high.

Cash flow is what I want. Do you know of another market?

I am an CAli investor considering a out of state 2-8 apartment building in San Antonio TX. I will hire property mgt. 

I noticed a lot of brick and old places. Should I be cautious about repair cost in that seasonal climate or geo area? A living place is a living place. Roof, HVAC, Plumbing & fixtures, Doors & Locks. floors, paint, etc..

Also being such a populated city (over a million people) does a bad economy take vacancies up and rents down more so than a less populated. What do you think about San Antonio's economy? Growing and more affluent jobs?

Where can I learn more about San Antonio real state investment?

In the past, I have invested in age 10 years or newer single family homes in Boise, ID. In the last few years using the 1% rule it is impossible with a realtor using the MLS. I am looking for a wholesaler, partner, contractor from Boise to tell me there are still deals. What do you think of the current Boise housing market. Is it possible for 1% rule or more?
