Try looking on pocket mynt for some off market properties. this site is for licensed agents only so your realtor can join them and start browsing.

My agent found a site for pocket listings in Los Angeles. Its called pocketmynt
You have to be a real estate professional to join but they have lots and lots of pockets and off-market homes in LA and SF.
